The village has 50 homes. The homes have one, two or three bedrooms.

They have a garage or carport with a surrounding outdoor private space. This allows people to maintain an independent life style in comfort and safety.

Our residents find a sense of security and companionship in the village environment.

We build brand new 3 bedroom homes from time to time which we offer to the public once they are completed.

Bethshan is located at Wyee between the beautiful Lake Macquarie and Central Coast areas of NSW’s with easy access through major transport corridors and services to beaches, nature surrounds, shops, hospitals and medical services. 

Our village bus operates to Lake Haven Shopping Centre once a week. 

Bethshan Bible Church holds regular services and programs.

Bethshan Retirement Village is a ministry of Bethshan Ministries Ltd which is a member of the Aged and Community Services Australia a peak body for aged care and is an affiliated member of Baptist Care Australia a major provider of aged care services in Australia. Fees and Charges

Loan Licence Agreement

Bethshan Village is a retirement village operating under the NSW Retirement Village Act and offers accommodation through a loan/licence agreement. Bethshan licences the home to the resident for the duration of their stay in the village.

Entry Contribution

Depending on the type of accommodation some homes are offered on a rental only basis while others require an entry contribution. The entry contribution can be non-refundable or be an interest free loan with a deferred management fee or be a mixture of both to fit within your personal financial circumstances. Entry contributions of $215,000 or less classify the resident as a non-home owner for pension purposes. This may entitle them to rent assistance depending on the pension assets and income test. The entry loan for a new 3 bed room stand-alone home with a garage is $395,000. The deferred management fee for this entry loan is 5% p.a for the term of your stay.

Maintenance/Rental Fee/Government Rent Assistance

The village has community expenses such as council rates, water rates, building insurance, lawn mowing, repairs and maintenance to the buildings, communal facilities and on-site staff wages. To cover these the village charges a maintenance fee set at 30% of the standard pension plus rent assistance. Entry contributions of $215,000 or less classify the resident as a non-home owner for pension purposes. This may entitle them to rent assistance depending on their government pension tests.

Residents' Responsibilities

Residents are responsible for insuring the contents of their cottages, the cost of electricity, gas (if applicable) and phone usage and their own living expenses.
