Some homes are offered under a retirement village loan/licence agreement and require an entry contribution. Depending on the home on offer the entry contribution can range from $50,000 to $290,000 and can be non-refundable or be an interest free loan with a deferred management fee or be a mixture of both to fit within your personal financial circumstances.
The deferred management fee is 5% p.a on a loan. For a stay of less than 20 years the balance of the interest free loan after deducting the 5% p.a is refundable.
There is also a monthly maintenance fee of $450 per month.
Some homes are offered on a rental basis under a NSW residential tenancy agreement. Rent depends on the home being offered at the time.
Residents are responsible for insuring the contents of their cottages, the cost of electricity, gas (if applicable) and phone usage and their own living expenses.
